Real estate transactions in Harmony FL for February 2022 presented by Jeanine Corcoran. Jeanine is the broker for The Corcoran Connection a real estate company. She is joined by her co-host Kristin Macari owner of Studio Nine 13. Welcome to the 14th episode of Discover Harmony Florida.
Kristin started off by asking Jeanine what happened in the real estate market in Harmony for February? Jeanine said there were only 12 homes sold last month. When you compare it to February 2021, there were 14 homes sold so not a big difference in total sales. Jeanine did say there was a noticeable difference in the price per square foot.
Kristin then followed with so what did happen with the price per square foot? Jeanine replied and said the price per square foot for all 12 properties sold was $188.13 compared to last year which was $131.76. That is a big jump in the price per square foot versus last year.
Jeanine said In Harmony Florida, we have the condos and townhouses, resales, custom homes, and then The Lakes which is the 55 and older community. This represents the different pockets of properties that we have in Harmony. This is the reason we like to separate the real estate transactions by property category, so the numbers make sense.
In February there were no condos or townhomes that sold at all said Jeanine. In comparison, in February 2021 there were 5 condos and townhomes that sold. This year we have nothing to compare it to. Jeanine went on to talk about resales and their price per square foot. In 2022 the price per square foot was $188.75 and last year in February it was $140.
The Lakes had a price per square foot in February 2021 of $123.21 and this year was $183.24. She said The Lakes has really jumped up.
Looking at the price per square foot with custom homes, this year in February it was $166.26, and last year $159.63. Jeanine stated that you must remember the smaller the square footage in a home, the higher the price per square foot. For example, she said, you would not get the price per square foot on a 4,500 sq. ft. home that you would on a 2,500 sq. ft. home.
Jeanine then moved onto Harmony West which was $197.76 price per square foot this year and in February 2021, it was $148.30.
Jeanine then asked Kristin how does the real estate transactions in Harmony compare to Osceola County in total? Kristin said the average sales price was up 21% over last year for the month of February. The average sales price last year was $341,962 and increased to $414,127 this year.
Jeanine and Kristin were discussing how challenging it is for first-time buyers because it is a seller’s market. Jeanine mentioned that when they covered the elementary schools on the Discover St. Cloud Florida podcast, she saw a pattern of where people were purchasing their homes. The student enrollments in Harmony and Narcoossee were going up and the others were going down. Everyone wants to live on the Eastside.
Kristin was commenting on how there is still a lack of houses to buy so if people are thinking of selling, give Jeanine a call and have a discussion on your options. Jeanine added to that and said that there isn’t even a month’s worth of inventory as far as homes for sale in Harmony, FL. If you are a seller, you have lots of equity in your home, however, you have to have a place to go.
Kristin is exactly having a home built at The Enclave. Jeanine actually sold the first home that was closed on and built in The Enclave. She wanted to thank Don and Rachael who were like the ginny pigs as they were the first residents and working through all the things that first residents do in a brand new community.
