Land development is very costly and there are a lot of ways to lose your shirt. I learned to keep in mind the cost to dig a well on those outside city limit properties The house on the hill is nice but they charge by the foot to drill down in the aquifer. Also, builders can come down dramatically on the price of a home if you're having more than one built.
