If you watch a lot of my videos you know that I always say how much I believe in long term real estate and that I think every new investor should start there because it's as close to guaranteed win that you're going to get but for me personally, I have made millions from long term rental properties and I think it is now time to focus on bigger and better things.
Now that we have the system down with flips, they have just been much more exciting as well as more profitable. We are making the same returns on some flips after 5 months as some rental properties after 5 years. Another reason is that I am diversifying my portfolio into other investments like crypto and stocks. Now that I have sold off basically all of my rentals I am sitting on a lot of cash and I think the best and safest way to continue growing my net worth is to start diversifying into other investments that can give good returns in the short and long term.
Over all like I have said many times, if you are new to real estate investing, grow your wealth in the slow and safe long term properties, then once your net worth is a couple million, sell and use that money to create more monthly income. This way you not only have the money to live the lifestyle you desire, but you also have money to try different investment strategies without having to worry about your basic day to day living expenses.
