If you don’t have or cant get money to purchase a property, you can actually set it up to get property without ever having to use your own money… you just have to be okay with being told now a bunch of times to find a yes. Here’s how we do it. Google GIS Tax map plus the town you live in. Find 50-100 people in your town who own multiple rental properties in the rental areas of your town. Call them and ask if they’d be interested in talking about selling their properties to you. After they agree to that, ask them if they would consider owner financing. This is where they’ll finance the sale rather than a bank. It allows you to fund the purchase and saves the seller a ton of money in taxes. From there, just tell the seller you are open to doing any deal they want as long as it meets a 1.25 debt service coverage ratio. This will keep your investment safe.
