A multifamily property is any property that has more than one unit. Historically, multi-family property is not only one of the best real estate investments for cash flow, but it’s also one of the best cash flow investments overall. But if multifamily generally offers the best cash flow, why make an investment in storage?

Well, the industry's average return is between 7 to 8 percent, and the cost of maintaining the property tends to be very low. You don't have to deal with tenants, toilets, or trash, it provides cashflow, and whether the economy is in a good or bad state, people will ALWAYS need storage. So whether investing in multifamily homes or storage is better is largely based on personal preference - but if you were to ask me, I'd have to go with storage.
