In todays market is can be almost impossible to find a good deal on rental real estate. This leaves many investors wondering how to find a rental property. Learning how to find an investment property can be frustrating and discouraging. Everyone is looking for the perfect deal, yet no one seems to be finding them in the competitive market we are currently in. Looking for off market rentals can be at better prices but a lot of the time they require a lot more work and time to find if you can find them at all.
In this video I will show you how I found a great deal on a duplex I purchased as an off market rental property. I will not just show you how to find a duplex, but I will also share the strategies that I have used so that you can know how to find an investment property of any size. I go through the steps that I took so that you can know exactly how to find a rental property for yourself.
In this video I talk about how old investors and owners of properties for over 15-20 years usually don't realize where the market is at, and they almost always take great care of their properties. You may be surprised at how easily they may be talked into selling, especially if you approach them and offer the 1% Rule or better. Most older investors have heard about this rule which basically means that 1% of a month's rent will be the price of the total cost to sell. This, of course, is well beneath what the current market is paying but it speaks to a method old investors can relate to! Remember that first and foremost my strategy is to buy properties for cash flow first, appreciation is a bonus! Keep in mind the price of rent for each unit and where it might be if bumped up to what the market is to really capitalize on a great deal.
