Pros of flipping a rental property are making quick cash, its in an out process, and you dont have to deal with tenants unless you purchase a property with tenants inside. Some cons of flipping is that its hard! Do not let social media fool you into thinking its easy. Another con is that it has a high investment cost. Managing contractors is another aspect many people view to be as a con.
Some pros of rental properties are the monthly income which can be passive if you hire property managers. Deprecation for tax purposes is also another major pro for real estate investors to offset their huge tax bill. There is also less pressure to perform on the property because you dont have a high interest loan on the property. If you buy a rental property in a good area, you will build equity and appreciation in which you can then cash out refi or get a heloc to then go get more rental properties!
